BUY

Investors purchase a property below market value, often in need of refurbishment or modernization.

It’s common to find these properties through auctions, repossessions, or distressed sales.

To secure good deals, thorough market research is essential.

Refurbish

After purchasing the property, investors carry out renovations or upgrades. This can range from simple cosmetic improvements to major structural changes.

The goal is to increase the property's value through these refurbishments.

Many investors focus on increasing energy efficiency or modernizing the interior, which can attract higher-paying tenants or buyers.

refinance 

Once the property has been refurbished and its value has increased, the investor can refinance the property through a mortgage.

Typically, the property will be revalued, and the lender will allow the investor to borrow against the new, higher value of the property.

The goal is to release some or all of the equity that was put into the deal initially, allowing the investor to reinvest in the next property.
